Construction of a new luxury development of 37 villas aimed at super-rich Russians above Sveti Stefan is well underway.

That glamour doesn’t know its limits and that millionaires are constantly looking for new challenges and the breathtaking offer, confirms the construction of the biggest luxurious lodgment with villas on the Adriatic, better known as “Russian village” in the village Tudorovici above Sveti Stefan.

On one of the best sightseeing places on Montenegrin coast, hill Cesminova which steeply rises above the elite town –hotel, for already half of the year every passenger’s look is drawn by the unusual lodgment on the very brim of the hill, whose construction is largely in progress. Like a house which doesn’t stand nor on land nor on the sky, the lodgment which will have totally 37 luxurious villas stretches over 3ha of land on one and on the other side of the hill, while in the central part which is turned towards the sea is dominated by the Orthodox church Sveta Nedjelja.

Future stone villas with red roofs go down steeply, so they entirely fit in in the ambience of the hill, and the local people call that Budva lodgment new Sveti Stefan, alluding on its luxury and position.

The investor, foreign consortium of firms, has bought up few years ago parcels from local people and already then the construction of great lodgment with villas, which will be rented in tourist purposes was announced, and as we found out the villas should be finished until the beginning of the next season. The future lodgment with villas will be surrounded with wooden fence and a great alley of cypresses, which as a wreathe will surround it, so that entire lodgment, when looked from far away will have a unique look. They have predicted with the project that villas should have from 220 to 250 square meters. Having in mind that we are talking about unique lodgment, there will be made stone paths between villas, which will intersect the green areas, planted with flowers. In the central part there is a big pool, and a Spa center that will be at disposal to guests. The lodgment will have its own security, special personnel which will take care about the hygiene of villas and about everything that guests need. That is a service, which will be available for all inhabitants of luxurious lodgment 24 hours a week.

Villas will be managed with special manager teams, like in similar lodgments in elite tourist destinations. This tourist complex will work throughout the whole year, and already now they are preparing a special propaganda campaign for world market with which the lodgment will be promotes as an elite tourist offer.

In order for the entire lodgment to have a unique mark, the architects have decided to use exclusively stone and wood, like in old Pastrovici lodgments from past centuries. Villas will have their own wine cellars, of course with the most expensive sorts of this divine drink. Having in mind that villas are made in cascades, the ground floor will have a great salon with dining room and a huge bathroom, while the first floor will have two bedrooms. Behind every villa there will be a magnificent sight towards the opened sea, which give to the entire lodgment an air of romance and wilderness. The church Sveta Nedjelja remains to dominate the entire space, so it has been predicted with the project that all villas should be lower than this Orthodox Church. Around the church they will plant 20 meters high cypress trees, which will additionally ennoble the area.

Even though the value of th entire project is estimated at dozens of millions of euros, the exact figure is still unknown, because the works on decoration of the interior are about t starts, and they take much more money than the construction itself.

There are announcements that similar lodgment will be built on location Smokvica, not far from Rezevici which was bought by Russian company. Profitability of renting of expensive villas was recognized by our neighbor a long time ago, so only in Istra for rich clients there are 200 villas in towns and villages.

What is for sure known is that the villas already next summer, judging by the current interest, will be sold out. The price of staying in them still have not been defined, and that will depend on the current prices at that moment on world tourist market, so the manager team will be led by that.

As “Vijesti” found out the owners think that the daily lease of this villas will not be less than 3.000 euros, and the prices will be even twice as bigger, depending on the position of the villa and its luxuriousness.

Should the owner decide to sell all the villas, if we can judge according to the present demand, he could earn 50 millions of euros. As we found out, several rich Russians have already been asking about the purchase of villas offering 5.000 euros per square meter.

There is an anecdote that the Russian who wanted to buy a villa asked the owners why the lodgments is called Russian village. He was told that everywhere in the surrounding his countrymen are buying real estate, and he replied to that that such a lodgment in his country would not be called Russian but Imperial village.
