The summer season is about to end. In only a few weeks most of the summerhouses will be vacated. Real estate agents say that during the low season prices for summerhouses decrease by 25-30 percent and that the best season for those who want to buy a summerhouse is fall or winter.
During the summer months prices of holiday homes increase together with demand. Real estate experts say that it is possible to buy a summerhouse for 20-30 percent less than the usual price if it is bought at the right moment, which is in autumn or winter. A summerhouse that costs YTL 200,000 during May, June and July can be bought for YTL 150,000 during October, November and December if the buyer bargains for it. Hürriyet newspaper researched on the prices of summer homes at the largest real estate platform in Turkey, www.hurriyetemlak.com. The daily found many summerhouses for sale below YTL 100,000 and eligible for a mortgage. Nizamettin Aşa, vice president of Association of Real Estate Agents in Istanbul, says that the period between the end of September and the end of February is the best time to buy a summerhouse. “Prices will increase in April and reach their peak in May and June. In the winter prices fall by 25-30 percent compared to mid-summer prices,” he says. A few examples: Silivri-Kumburgaz: Located in a compound a 1+1 (one living room, one bedroom), the 60-square-meter apartment close to the beach costs YTL 34,000. Selimpaşa: A summerhouse 2+1 (two bedrooms, one living room) the 95-square-meter property costs YTL 75,000. Silivri-Kamiloba: Located in a compound a 1+1, the 56-square-meter apartment costs YTL 40,000. Ağva: A summerhouse 2+1 costs YTL 75,000. Büyükçekmece-Silivri, Şile-Ağva Aşa says that Büyükçekmece and Silivri are preferred because of their proximity to Istanbul. According to Aşa, the summer homes are mainly apartments in compounds and where life is very similar to that in the city. “Those with a higher income and preference for free-standing homes prefer the Black Sea Coast. Şile and Ağva are a compromise between two lifestyles,” he says. Aşa is of the opinion that day-trippers do not prefer Şile of Ağva, but that those who like to inhale mountain and forest air would prefer the region.
