 Fatih Remains Desirable in Istanbul  30.08.2007 back
Despite the deterioration of its environs Fatih, located within the historic city walls of Istanbul, remains one of the city's favorite residential areas.


Fatih, one of the two districts located in between old Istanbul’s city walls, has about 400,000 inhabitants today. A few million people work in the district during week days. Apartments in newly constructed buildings cost YTL500,000 and dublex apartments YTL800,000

Despite the deterioration of its environs Fatih, located within the historic city walls of Istanbul, remains one of the city's favorite residential areas. In addition to two large medical schools in Istanbul, several public institutions are located in the district. There are also plenty of investment opportunities in Fatih. Buildings in historic districts are often estimated to cost millions of dollars.

In the Balat area of Fatih some centuries' old houses historic buildings and mansions cost a few million dollars. United Nations Educational, Scientific and Cultural Organization (UNESCO) has taken Balat under its protection and declared it as part of the “World Cultural Heritage”.

At the district a 200-years-old mansion with 12 bedrooms and two living rooms costs $3.25 million. The three-story mansion is surrounded by historic streets and located on a 1,000 square meter plot of land. A real estate agent says that once this mansion was split into two parts where women and men used to live separately from each other. According to him, the house is a great opportunity for those who want to invest in historic houses or those who want to convert it into a hotel.

Apart from the million dollar buildings there are apartments that do not need any restoration work and are eligible for a mortgage of YTL100,000 to 120,000. It is possible to find apartments for YTL50-60,000 but they need restoration and are not eligible for a mortgage.

Ceyhan Demirlikan of Mavia Real Estate in Fatih says that in newly constructed buildings a flat costs YTL500,000 and a dublex apartment YTL800,000. She adds that real estate is more valuable on main streets like Vatan, Millet, Akdeniz, Balipaşa, Halıcılar and Akşemseddin. Older apartments cost YTL1,700 per square meter and more on average, and many of them are old buildings.

According to Demirlikan her firm sold a clean 80 square meters apartment with two bedrooms, one living room on the top floor of the building for YTL120,000. They also sold another apartment on one of the main streets of Fatih, called the Fevzipaşa Avenue, for YTL325,000. According to Demirlikan the 120-square-meter apartment has two bedrooms and one living room.
